Commercial Concrete Flatwork

Commercial work is a different job from residential, and the difference is paperwork and access, not concrete. We pour sidewalks, curb and gutter, valley gutters, approach aprons, ADA ramps and landings, trash enclosures with the pad and the bollards, and parking-lot flatwork. From plans, to spec, and ready for inspection.

Commercial Concrete Flatwork

Accessibility is where these jobs get red-tagged, so we build to it instead of correcting it after. Running slope and cross-slope get checked while we are finishing, not measured once the concrete has set. Landings stay flat where they have to be flat, transitions come out flush, detectable warning surfaces land in the right place and the right orientation, and the path of travel stays connected from the parking stall to the door. Requirements vary by jurisdiction and by what your approved set calls out. We build to your plans and confirm anything open during the estimate.

Your site keeps operating while we are on it. We phase the work so there is always an accessible route and a way in for customers, pour at night or over a weekend when the schedule calls for it, and barricade and sign every closed section so nobody walks through a fresh pour. We coordinate with your GC, your property manager, and the inspector, and we clean the site at the end of every day. A construction zone parked in front of a storefront is your problem, not just ours.

Common questions

Are you bonded and insured?

Yes. We carry the coverage that commercial GCs and property managers ask for, and we can bond a job where the contract requires it. Current certificates go out to whoever needs them before we mobilize. Tell us who to send them to.

Can you work around our business hours?

That is normal for us. We pour at night, before opening, or over a weekend, and we phase closures so customers and deliveries always have a way in. Give us your busy windows and your delivery schedule at the walkthrough and we will build the sequence around them.

How long before the new sidewalk can be used?

Barricades stay up about a day for foot traffic and roughly a week before anything heavy rolls across it. We plan the phasing around that, so a closed section is never the only way to your door, and you get the open dates in writing with the schedule.

Do you build from our plans, or do we need to scope it?

Send the approved set and we will build to it, take-off included. If there are no plans and it is a repair or a replacement in kind, we can scope it from a site walk. Anything that touches the public right of way or needs a jurisdiction sign-off varies by city — we confirm what is required during the estimate.
